Over the course of your tenancy, your personal circumstances may change — whether you're moving in a new partner, switching guarantors, or deciding to renew or end your agreement. This section explains how to request changes, what is allowed, and what the process looks like for common tenancy updates.

Adding or Removing Tenants

If you wish to add or remove a tenant from your agreement, this is known as a tenancy variation. You must request this in writing and receive our formal approval.

To add a tenant, we will require:

  • A completed tenancy application form

  • ID and proof of right to rent in the UK

  • Proof of income or guarantor details

  • A new tenancy agreement signed by all parties

To remove a tenant:

  • All remaining tenants must agree to the change

  • The departing tenant must sign a surrender or variation agreement

  • The remaining tenant(s) must demonstrate the ability to cover full rent

An admin fee may apply, and we reserve the right to conduct referencing or request a new guarantor.

Change of Guarantor

If your guarantor can no longer continue (e.g. due to change in financial situation, health, or residence), a replacement must be arranged before they are released from their obligations.

To change a guarantor:

  • Request must be made in writing

  • New guarantor must complete our application process

  • Original guarantor will not be released until the new one is approved and signed on

In most cases, the tenancy agreement must be reissued with updated guarantor clauses.

Extending or Renewing Your Tenancy

We will contact you around 2–3 months before your tenancy is due to end. You will be given options to:

  • Renew for another fixed term (e.g., 6 or 12 months)

  • Continue month-to-month (periodic tenancy)

  • Vacate the property with appropriate notice

Renewals are subject to:

  • Rent review

  • Review of tenant conduct (e.g., arrears, inspections)

  • Signing a new contract

Let us know your intentions as early as possible to ensure a smooth transition and avoid misunderstandings.

Subletting & Lodgers

Subletting is strictly prohibited unless explicitly agreed in writing. This includes:

  • Listing your room/property on Airbnb

  • Allowing someone to live there while you’re away

  • Charging rent to friends or guests

You are not allowed to create a sub-tenancy or licence agreement with anyone else.

Lodgers (e.g. a friend staying long-term) must be approved by us and may require a change to your tenancy.

Breaching these terms is a serious violation and could lead to eviction.

Relationship Breakdowns / Flatmate Disputes

If you are co-renting and there is a breakdown in the relationship (e.g., separation, flatmate conflict), please notify us as early as possible. We may be able to:

  • Arrange a tenancy variation

  • Mediate access during move-outs

  • Advise on deposit arrangements

All tenants are jointly liable for rent and responsibilities until a change is formally processed.

 

Name Changes / Personal Details

If you legally change your name or need to update your email, phone, or emergency contact details, please notify us via Arthur or email. We’ll update our records and can reissue documents if needed.

 

Rent Increases

Rent may increase:

  • At the end of a fixed term

  • If your tenancy rolls into a periodic contract

  • Due to changes in market conditions or property improvements

We will provide at least 1 month’s written notice (or more, depending on your tenancy type). You can choose to accept the increase, negotiate, or serve notice to vacate.

All increases are fair, market-aligned, and in line with tenancy law. We do not raise rent mid-contract unless specifically permitted in your agreement.

Ending a Tenancy Early

Early termination is only possible if:

  • You have a valid break clause

  • You find a suitable replacement tenant (subject to our approval & all references and credit
    checks)

  • You agree to pay an early surrender fee

We understand that circumstances change, and we’ll always aim to work with you — but the tenancy is a legal agreement and cannot be broken without a formal process.
