Moving out of your rental property involves more than just returning the keys. At Siden Properties Ltd, we’ve designed a clear process to make sure everything goes smoothly — from notice and inspections to returning your deposit. This section will walk you through every step.

Giving Notice
The notice period required depends on your tenancy type:

Fixed term AST: You cannot leave early unless there is a break clause or we approve an early surrender

Periodic tenancy: One full month’s written notice is required (from rent due date to rent due date)
Notice must be submitted in writing via the Arthur app or email to support@siden.co.uk. Verbal notices are not accepted.
We will acknowledge receipt of your notice and confirm your tenancy end date in writing.
Preparing for Your Move
Once your notice is received, we will:

Arrange a pre-move-out inspection (optional but recommended)

Provide you with our moving out checklist
-
Advise on professional cleaning standards if required
-
Confirm meter readings, key return process, and forwarding address details
Start planning early and aim to leave the property in the same condition as when you moved in (allowing for fair wear and tear).

Cleaning & Condition
If the Property was professionally cleaned before the start of the tenancy, the Tenant is strongly advised to have the Property professionally cleaned prior to check-out. If the standard of cleanliness at the end of the tenancy does not match the original condition, reasonable costs for cleaning may be deducted from the depositYou must:

Deep clean all rooms, including skirting boards and behind appliances

Clean ovens, hobs, extractor fans, and defrost the freezer
-
Wash windows inside (and outside if safe to do so)

Remove all rubbish, food, and personal belongings
-
Clean limescale, grouting, and bathroom fittings
-
Mow the lawn and tidy the garden (if applicable)

Common deductions include: dirty ovens, limescale, pet hair, carpet stains, and missing items.
Keys & Access Fobs
You must return all keys, access fobs, and parking permits by the agreed move-out time. These can be dropped off in person or returned via recorded post (with proof). Failure to return keys may result in lock change charges.

Final Inspection
A formal inspection will be carried out after you vacate and return the keys. This will:

Compare the property to the original inventory

Identify damage beyond fair wear and tear

Note cleaning standards and any missing items

Photographs will be taken and uploaded to Arthur. You’ll receive a summary report within 7 working days.

Meter Readings & Utilities
On your last day, please:

Take final readings for gas, electricity, and water

Photograph the meters
-
Contact your utility providers to close accounts

Submit final readings to us via Arthur or email

You are responsible for utility bills up to and including your final day.
Redirecting Post
You must arrange redirection of your mail via Royal Mail (www.royalmail.com). We cannot guarantee forwarding of post after your tenancy ends.
Make sure to update your address with:

Banks and building societies

Mobile provider and broadband
-
HMRC, DVLA, and GP surgery

Streaming and shopping accounts

Deposit Return (TDS)
Your deposit is held in the Tenancy Deposit Scheme (TDS). After your final inspection:

We’ll review any proposed deductions

You’ll receive a breakdown via Arthur or email

If agreed, the deposit is returned within 10 days

If you dispute deductions, the matter can be referred to TDS’s free dispute resolution service. We’ll guide you through the process if needed.
To ensure a full return of your deposit:

Clean thoroughly

Repair any damage (e.g., fill holes, replace bulbs)

Return all keys

Remove all belongings
-
Leave the property tidy and secure

Outstanding Balances
Any unpaid rent, charges, or damage costs will be deducted from the deposit. If the amount exceeds your deposit, you will be invoiced separately. Prompt settlement avoids legal escalation.

This allows us to return your deposit and contact you if post or correspondence arrives.
Moving Out Early
If you need to vacate before the end of your tenancy:

Speak to us before making arrangements

You may need to find a suitable replacement tenant

An early termination fee may apply
Do not move out without written confirmation — you will still be liable for rent and costs.
Removals & Waste Disposal
Please:

Use licenced waste collectors or council services

Do not leave large items or rubbish in or outside the property
-
Avoid damage to doors or walls when moving furniture

Leaving waste behind may result in charges or delays to your deposit return.
